How do I sell my property by Auction?

By Jeff Richardson

A property auction may seem simple with an auctioneer taking bids from people wanting to buy.A flurry of hands and words and the hammer drops, the property is sold and there is applause. Well so it seems…

In reality it’s a lot more complicated. As a seller you should understand what is important with the auction process from concept to setting your reserve price.

Most of the hard work of an auction sale takes place in planning the strategy for the campaign which we typically run for 3 to 4 weeks.

Marketing:

Our expert team will put together the entire marketing campaign. This involves photography, measuring floor plans and site plan, shooting video, a description script, sign boards, brochures, social media campaigns and more.

The property will then be placed online and exposed to as many interested buyers as possible from far and wide. Open homes are conducted with potential buyer provided information and we answer their questions.

Agents team work:

Constant follow up from the agent’s team is a critical part of the process to create a competitive environment on Auction Day.Report and feedback of the current status of buyers is important to ensure you are in the best position to make important decisions.

Just prior to auction day we will talk to you about your final expectation on price. The feedback and updates provided along the way will help to make the decision on your reserve price easier.

Auction Day:

There are several legal requirements that we will take care of for you both today and in the lead up days.

An open home inspection will take place immediately before the auction commencement to allow the buyers a final look and an opportunity to ask any last questions.

At the auction start it’s time to relax (not sure that ever happens) but remain assured that you are in good hands and let your agent and their team do what they do best and obtain the best result for you.

With Ray White Tea Tree Gully as your auction agents our experience and expertise is to seamlessly guide you through this entire process as we have done for many many others with fantastic results.

If you’d like a free appraisal on how to get started then please get in contact with us and of course we’d be glad to help.
